Where should you buy your home?

Whether you're a first time home buyer or buying your forever home, you should consider where the property is located before signing the purchase agreement. Many home buyers make the decision to buy a home on emotion. How does the home look? How does the neighborhood look? Is it the right color? Is it big enough? All of those are good things to consider, except maybe paint color that can always be changed. But looking on the surface should only be part of the decision making process, and a minor part at that.

The decision to buy a home needs to be more of a business or investment decision. A home is a long term asset and you should think of it that way. Some day you will likely sell the home or pass it down to an heir. So when buying a home, think about the day you are going to sell it. All the superficial things can be changed and likely will change over time and especially when you go to sell, but there are some things that cannot be changed. Things outside of the home owner's control will affect the value of their property. In fact, some of those factors could affect your purchase price, so the more you understand about those factors the more negotiating leverage you could have.
